You ask. We answer with a number.
The questions that come up in almost every conversation with an advisor.
Every answer is MABUDO's canon for catalog homes in Poland today: each promise carries a number or a mechanism, with its place and conditions.
What buyers ask before they sign.
Fifteen answers: time, packages, the plot, the formalities, payment, the warranty, and the United States.
01How long does building a MABUDO home really take?
Assembling the prefabricated structure on a finished foundation takes about 5 days, and the closed shell is usually reached in about 2 weeks. To developer standard you need about 3 months of work on site; counting from the decision, with the formalities, about 6 months. The foundations are built while the elements are produced in the factory, which is why the whole schedule is shorter than a traditional build.
The exact date depends on the design, the package and the plot conditions; it is written into the contract. These are MABUDO's typical times in Poland, indicative, not a guarantee of a specific handover date.
02What do the packages cover?
START is the open shell with a finished facade: the design adapted for prefabrication, the foundations (or taking over from ground level), the wall structure, the roof trusses, delivery and assembly. PLUS is the closed shell with a finished facade: START plus the complete roof, the windows and the exterior doors. FINISH is developer standard, ready for interior finishing: PLUS plus screeds, partition walls, ceilings and the complete basic services with a heat pump and heat-recovery ventilation.
Not in any package: the utility connections to the plot (power, water, wastewater), always quoted as a separate service; the interior finishing (floors, wall colors, interior doors, the kitchen, the bathrooms and the sanitary fittings), which you do your own way; photovoltaics, which is optional; and selected additional works on the plot, quoted separately. None of the packages is a "turnkey" home.
03Is transport included in the price?
The standard offer includes the transport of the prefabricated elements within Poland. For a difficult access road or a build abroad, any surcharge is shown transparently in the offer, before the contract is signed.
04How does buying the design differ from buying the home?
Buying the design (online, with no obligatory call with an advisor) secures the possibility of producing the home you chose and a shorter price guarantee. Signing the contract for the home and paying a 10% deposit gives you a longer price guarantee and production capacity secured on the terms of the contract.
The durations of both guarantees are set in MABUDO's regulations and offer; they are not published on this page until MABUDO confirms them.
05Can I build to my own design? What can I change?
The standard options are in the configurator; they are part of a refined system. Small changes, for example chosen corrections of the windows, are assessed after a technical consultation and quoted individually. A change of the volume always means the Bespoke process, as does a design from scratch or the adaptation of a design from another office to the MABUDO technology.
06Is a concrete house cold, or loud?
Neither. MABUDO ECO combines reinforced concrete and insulation; MABUDO ROBUST adds a separate architectural-concrete facing. The insulation is integrated into the wall layers already in the factory, and the concrete mass acts as a heat store: in winter it gives heat back, in summer it steadies the temperature inside. The same mass keeps the street outside; the house is quiet through structural mass and continuity, not through layers added on site.
And because the walls cure in the factory, the home does not bring thousands of liters of water from mortars and screeds, so it does not need months of heating and drying after you move in. The wall assembly and its thermal values are specified for each project and jurisdiction and come with the project documentation.
07Do the homes meet the building standards?
Yes. MABUDO designs and builds to the technical conditions and standards in force, and the structural elements carry the required declarations of performance. The structure is non-combustible, and dense concrete resists wind-driven rain, moisture, rot and pests. Test data and code references are provided per project and jurisdiction.
08Who builds the foundations, and which foundations?
Three types of foundation are in the system, matched to the ground conditions, and MABUDO can also take over from ground level if your foundations already exist. Either MABUDO builds them, or your own crew does, to MABUDO guidelines. In both cases they are built while the walls are produced in the factory, and the second installment is due only after the foundation stage is signed off.
09Who handles the formalities and the building permit?
You buy the design, and on the road to the permit the adapting architect adjusts it to your plot and the local rules, assembles the documentation and files the application as your representative. We check and order the documents you provide; we never guarantee a positive administrative decision. The formalities usually take longer than the build, which is why it pays to start them early.
10Where do you build, and what about my plot?
Across Poland today. Before you buy we check the access road for the trailer with the elements and the space for the crane. If you choose the design before the plot, the plot must then be checked for its ground parameters, its width and its zoning: a house 10 m wide needs a plot at least about 16 to 18 m wide, because of the setbacks the law requires. Every card in the catalog states the smallest plot the design fits; plot suitability is checked against dimensions, access and local planning requirements.
11Are the utility connections included?
No. Connections to power, water and wastewater are outside every package, always. They are a natural additional service: we can quote and arrange them as part of the formalities, before assembly starts, and the offer shows them as a separate line.
12I have my own crews. Can I take START or PLUS?
Yes. START and PLUS hand over the house at a stage from which you or your crew take over. The boundary of responsibility is written down: what MABUDO answers for, and from where your crew does. FINISH remains the recommended scope, because it takes the house to developer standard under one responsibility.
13Can I buy one in the United States?
Not yet from this catalog, which is sold in Poland today through MABUDO. Dedicated U.S. models are in development on the same system, engineered for U.S. codes and climates, with the same price-on-screen logic and the MABUDO ROBUST three-layer wall as the U.S. standard. Site secured in Bethel, Connecticut; permitting in progress. Explore the catalog available in Poland or register your interest in a U.S. home; we will tell you when the first U.S. designs are ready.
14What warranty do I get?
MABUDO gives a 30-year warranty on the structure of its homes in Poland; the walls and floor slabs are made in the factory, in controlled conditions, and every element passes a quality check before it leaves for the site. The warranty document and its terms come with the contract. The U.S. warranty will be published with the U.S. models.
15How do I pay?
For MABUDO catalog homes in Poland, 50% is due at contract signing; the remaining payments follow the agreed construction milestones: 10% when the foundations are accepted, 20% when the structure stands, 20% at handover. The exact split is confirmed in the contract, depending on the package and the scope of work on the plot.
Buying the design online is a separate purchase, on the terms of MABUDO's regulations; the home contract is described in Two ways to begin.
