01 · The home

Three home types on the two-layer wall.

Detached, semi-detached and terraced homes on one architectural and construction logic, built with the MABUDO ECO wall: reinforced concrete and insulation in one factory-made element. Clean, modern facades with restrained detailing, private gardens and green frontages. The same wall is used at Lagom.

What the wall does

Non-combustible structure, concrete mass that contributes to acoustic separation, low heat loss. Walls cast in the factory, so the home does not bring thousands of liters of water from mortars and screeds and does not need months of heating and drying afterwards.

02 · The project

A gated neighborhood built around a clubhouse.

Ostoja is gated, with internal streets and green areas planned so that walking, outdoor time and meeting the neighbors come naturally. At the heart a community clubhouse; around it tennis courts, a running loop, a neighborhood park, an outdoor gym and a playground, all in use.

Twenty minutes from Szczecin, an hour and a half from Berlin, at the edge of the forest.

03 · The system

Two crews, one factory, a year and a half.

Designed by URBA Architects for repeatable delivery. The walls were cast in the MABUDO factory in Zduńska Wola while foundations and streets were built on site; two assembly crews set the walls and the roof trusses and closed the shell of every home, 16,000 m² in a year and a half.

Layouts, structures and materials optimized from day one; digital tools connected design, production, logistics and site.

We wanted to move somewhere that had everything that matters to us. Close to nature, with tennis courts and trails, and still a few minutes from school, preschool, shops and the pharmacy. Friends who visit compare it to Beverly Hills.

I watched the sections arrive on flatbed trucks and get assembled within a week. You could supervise, inspect things and keep track of progress. Most of the interior walls could be moved or reconfigured.

We spent last winter here. The bills were surprisingly low. Heat recovery ventilation keeps fresh air moving without opening a window. The house is well insulated and very quiet.
