Beyond the configurator

Want changes outside the configurator?

Small corrections, for example chosen windows, are assessed after a technical consultation and quoted individually. A change of the volume, a design from scratch, or an outside design adapted to the MABUDO system is always the Bespoke path.

Your path

Seven steps to your home, about ten months less building.

Each step says what happens on our side and on yours. Of the six months, about three are the physical build: factory, assembly, finishing. The other three are design and permits.

about 16 monthsTraditional build · wet method, crews on site

Design · permits · foundations · shell · finishing · handover

about 6 monthsBuild with MABUDO · prefabrication + assembly on the plot

Indicative, typical conditions, Poland: design 3 weeks, permits 2 months, factory 4 weeks, assembly 2 weeks, finishing 6 weeks. In green, the weeks the walls spend in the factory while the foundations are built on the plot. The permit sets the calendar of the whole investment; the project schedule is confirmed after the plot and scope review.

Adaptation and the permit
The design is adapted to your plot and the local plan by the adapting architect, who assembles the documentation and files the permit application as your representative. We check and order the documents you provide; the decision itself is the authority's.

The five documents needed in Poland, and who handles them
1. Zoning extract and drawingThe local plan (MPZP) defines land use, the building parameters, the roof type and the utility connection conditions.
2. Decision on development conditionsRequired when the plot is not covered by a local plan. The municipality sets the building line, the roof geometry and the facade parameters.
3. Map for design purposesA 1:500 map from the county office, in paper and digital form.
4. Geotechnical opinionThree boreholes to a depth of 4 m (about 13 ft) on the plot. The borehole points go on the design map.
5. Utility connection conditionsElectricity, water, gas and wastewater from the operators available in the area.
6. You do not have to handle them yourself.MABUDO takes on the whole formal process as your representative; a positive decision is the authority's to give, never ours to promise.

Production in the factory
Your walls are cast in the hall in Zduńska Wola. At the same time the foundations are built on your plot, by MABUDO or by your own crew to MABUDO guidelines: two processes in parallel.
- The walls cast in the factory, in the MABUDO wall system specified for the design
- Foundation work in parallel
- Quality documentation for every element

062 to 3 weeks
Assembly on the plot
A 50 to 80 ton crane sets the finished walls on the foundation. The structure stands in about five days; the roof trusses, the covering, the windows and the doors follow, and the house is closed typically about two weeks later.
- Assembly of the reinforced-concrete structure, about 5 days
- Prefabricated roof trusses
- Full insulation from day one
Payment20% when the structure stands
Before the crane arrives
1. Access for the crane and the transportChecked already at the plot-analysis stage: the crane and the oversized trailer with the elements need clear access to the site.
2. Foundations ready on timeBuilt in parallel with wall production in the factory: no waiting for assembly, no downtime between stages.
3. Utility connections securedPower, water and wastewater arranged as part of the formalities, before assembly starts. Connections are outside the package and quoted separately.

Finishing and the keys
Interior finishing to the chosen package, or with your own crew from the point where our scope ends. It ends with a technical handover and the keys in your hand.
- FINISH: ready for interior finishing (developer standard)
- PLUS: a closed shell with a finished facade
- START: an open shell with a finished facade

The owners, in their words

Payment

You pay in step with the build's progress.

50%Contract signing: the design adaptation starts, materials are ordered, a factory slot is reserved, the price is secured.

10%Foundations ready

20%Structure assembled

20%Handover, with the keys

Four installments tied to milestones. For MABUDO catalog homes in Poland, 50% is due at contract signing; the remaining payments follow the agreed construction milestones. The exact split is confirmed in the contract.

Financing the build: prefabrication means better loan terms

The price secured by the contract

When you sign the contract, you receive a cost estimate whose price, scope and date are fixed in the contract on clearly stated terms. Market swings do not rewrite it.

An easier mortgage

A precise cost estimate and a costed scope make it easier to get a mortgage: the bank knows exactly how much the build costs and when.

A shorter bridging period

The sooner the house stands, the shorter the time you pay interest before moving in. Prefabrication takes months out of the build.

Grants and subsidies

MABUDO homes meet the requirements of the energy programs available in Poland; an advisor helps identify the funding open to you.

After the keys

The price held. One company did it all.

Two owners on the two promises of this page: the estimate in the contract, and one responsibility for the whole scope.

All owners

The final cost of the build didn't differ by a single złoty from the estimate I received. A big advantage is that when signing with MABUDO you receive an estimate with guaranteed prices. Market fluctuations simply didn't affect us.

What I really liked was that we handled so many construction matters literally within one company. I didn't have to look for separate crews for the roof, trusses, windows or gutters. Everything was handled in one place.

Talk to an advisor

Buying the design is not a contract for the build. The contract for your order states which deposit applies and how it is settled.

The two beginnings, as the Handbook and the price list define them

Both beginnings as defined in the MABUDO Brand Handbook, 2026. Buying the design is not a contract for the build; the build price is secured only on the terms of the regulations. The durations of the two price guarantees are stated in MABUDO's regulations and offer, and are not published here until confirmed.

The Handbook describes the home contract with a 10% deposit; MABUDO's 2026 price list states the first installment of 50% at contract signing. The contract for your order states which applies and how the deposit is settled.

What you get in each package

Three scopes, one quality. You choose where we stop.

START hands you a solid shell with a finished facade. PLUS closes it against the weather. FINISH takes it to developer standard.

Nothing here is "turnkey": the interior finishing is yours in every package, and the utility connections are a separate service.

Scope as MABUDO defines it, Poland, September 2026. The exact FINISH scope is delivered in the specification and the contract. Plot suitability is checked against dimensions, access and local planning requirements. The U.S. packages will be published together with the first U.S. models, under one URBA brand and with the same price-on-screen logic.
