The indicator. The certificates describe each home by EP, the annual non-renewable primary energy demand per square meter, calculated by the standard method for the completed building under standard use assumptions: 37.1 kWh/m²·year for the 146 m² homes, 38.2 for the 119 m² homes, 42.3 for the 96 m² homes. Heating and ventilation alone need 17.8 to 22.8 kWh/m²·year. Actual consumption depends on the household.
The cost example, with its scope. The estimate covers heating, ventilation, cooling and hot water; it excludes appliances and lighting. After the roof photovoltaics, a home buys 14.85 to 16.91 kWh per square meter a year from the grid in the certificates' balance. At PLN 0.97 per kWh (G11 tariff, Kraków, 2026 prices) the estimated yearly cost is PLN 1,573 for a 96 m² home, 1,768 for 119 m² and 2,105 for 146 m². A gas-heated home of the same size at the Polish benchmark characteristic would pay an estimated PLN 4,847, 5,982 and 7,281 for the same functions. Over 25 years, with energy prices rising 3% a year, the estimated gap reaches PLN 119,000 to 189,000.
The cooling. A duo-split system with a seasonal efficiency of 6.50 works with the mechanical ventilation; in the certificates' balance electricity for cooling reads 0.00 kWh.
How we know. The homes stand, occupied, with parameters documented independently of us: by a licensed auditor, in the register kept by the ministry, valid to 2035, and with the PLGBC Green Building Awards 2025 distinction. The next phases use the same technology, the same heating system and the same supply chain. Future regulatory requirements must be assessed for each project.
Source: Wola Village phase 1 energy performance certificates, 2025 (CRChE register, calculation method, valid to 2035). Assumptions of the cost example: electricity PLN 0.97/kWh gross, G11 tariff, Kraków, 2026; gas PLN 0.33/kWh gross with distribution; the reference home has the same usable area, EP 161.7 kWh/m²·year per the PKO BP housing-stock analysis, and gas heating. The example covers heating, ventilation, cooling and hot water, without lighting and appliances. Calculated for completed homes under standard use assumptions; actual consumption depends on the household.
