URBA Enterprises was founded in 2011, but the foundations of the companies that form URBA today reach back to 1975- representing nearly 50 years of experience in industrialized building. URBA did not emerge from a single idea or trend. It grew out of a clear founding vision: to build future-ready homes that exceed expectations. That vision was shaped through real-world experience across development, construction, architecture, manufacturing, and technology — tested across different economies, from Europe to the United States.

What began as a developer and general contractor evolved deliberately. Step by step, URBA expanded into reinforced-concrete prefabrication, modular construction, and digital systems- not to chase innovation, but to solve real limitations of traditional building and offsite manufacturing. Each capability was added with intent. Each was tested in live projects. Each was refined through execution, not theory.

URBA’s technology was not invented overnight. It was developed through continuous improvement, iterative prototyping, and real-world testing, first on our own developments, where we carried full responsibility for outcomes. By confronting the limitations of prefabrication early and by integrating multiple competencies into one ecosystem- we avoided the pitfalls that derailed earlier offsite manufacturing giants.

Instead of betting on a single advantage, URBA built an end-to-end system: resilient materials, attractive and configurable homes, lean manufacturing, and a scalable Extended Factory model that grows through a network of trusted partners. The result is a fully integrated ecosystem where technology is embedded across every stage — from design and engineering, through factory production and onsite execution, to digital coordination. This depth of learning makes URBA’s product and operating model difficult to replicate.

Today, URBA delivers homes and apartments defined by hurricane, fire, and water resistance as standard, energy performance approaching passive-house levels, and exceptional acoustic comfort-  resilience built in by default.

URBA now brings this proven model to the United States through a bi-continental approach: European engineering and testing combined with U.S.-based manufacturing and delivery. What is refined in Europe strengthens U.S. execution. What is built at scale in the U.S. feeds back into product evolution. Our ambition is clear and disciplined: to scale resilient housing fast, but responsibly, making safety, durability, and performance the standard- not the exception.

1975

Foundations of Industrialized Housing

The roots of URBA’s prefabrication expertise trace back to 1975, when FADOM-  the predecessor of today’s MABUDO-  was established as one of Poland’s early industrial housing manufacturers. Operating within the broader Central and Eastern European prefabrication movement of the 1970s and 1980s, FADOM became part of a region that served as one of the world’s largest laboratories for industrialized housing.At its peak, FADOM produced up to 4,000 homes annually, applying industrial logic, factory-based production, and systemized building methods to address acute housing shortages. While many systems of that era prioritized quantity over quality, they created a deep engineering culture, manufacturing know-how, and industrial discipline.This legacy laid the technical and cultural foundations for what would later evolve into MABUDO- carrying forward decades of hands-on experience while radically upgrading materials, performance, and architectural standards, long before industrialized construction became a global trend.

1988

Founding MABUDO

The company enters a new era, rebranding as MABUDO and becoming a fully private, market-driven manufacturer. The shift from centrally planned production to open-market competition reshapes the company’s DNA.Operating under real market conditions, MABUDO expands its prefabrication portfolio and continuously adapts its products to evolving architectural, technical, and economic demands.This moment defines MABUDO’s modern identity- shaped by competition, not quotas, and driven by performance, flexibility, and innovation.

1996

Scandinavian technology reinvented

In 1996, MABUDO acquires advanced Scandinavian prefabrication technology for three-layer reinforced concrete sandwich walls, introducing modern industrial precision and energy-efficient building logic. What followed was not simple adoption, but reinvention. The Scandinavian system was enhanced through Polish engineering ingenuity, manufacturing optimization, and cost discipline, adapting it for large-scale, competitive, real-world deployment.This fusion created the technological DNA behind today’s MABUDO ROBUST® systems- combining Nordic performance standards with efficient, scalable manufacturing.

1998–2015

Industrial Mastery Through Continuous Innovation

Between 1998 and 2015, MABUDO enters a long phase of systematic innovation and real-world implementation, working closely with leading technical universities, material science specialists, and its own in-house laboratories.During this period, both the building systems and the method of delivery are refined in parallel. MABUDO develops a highly reliable, efficient process for assembling complete buildings directly from factory-produced elements — delivered to site and installed by dedicated, highly skilled assembly teams trained to maintain consistent quality under real construction conditions.Two complementary systems mature during this time:one for single-family housing, and another for multi-storey residential buildings, both based on the same reinforced-concrete prefabrication logic.

At the same time, MABUDO expands into Sweden and Germany, where exposure to stricter regulations, different climate conditions, and diverse local building codes forces further refinement. This international experience builds a deep capability for adaptability, regulatory compliance, and cross-market execution — lessons that would later prove essential for global scalability.

2007

Founding ABYARD. Execution from Day One.

ABYARD is established as an independent general contractor and has been part of URBA from the very beginning. From day one, its role is to ensure that architectural intent and construction execution remain fully aligned. As URBA evolves toward prefabrication and industrialized building, ABYARD becomes a critical operational pillar within Urba Enterprises, safeguarding that the advantages created offsite — precision, speed, and quality- are consistently realized onsite. ABYARD anchors a core principle of URBA’s model: industrialized construction only works when factory and site operate as one system.

2015

Founding URBA

Founding vision: homes and apartments that exceed market standards and remain future-ready. URBA Enterprises is founded in 2011 by Marcin Borowski and Maciej Piotrowski as a real estate development company. Its first project - a 40-unit multifamily development in Kraków quickly reveals the limitations of traditional construction and the need for greater control over quality, performance, and long-term value.

This insight becomes the foundation for URBA’s evolution toward an integrated, product-centric building ecosystem.

2015

Urba Architects Founded

Urba Architects is founded in 2015 in Kraków by architects Maciej Kronenberg and Piotr Knez, together with real estate developers Maciej Piotrowski and Marcin Borowski. Established as an independent architectural studio, Urba Architects gains the freedom to verify ideas in the real world- testing, learning, and refining architectural solutions through built projects. At the same time, being deeply rooted in Urba Enterprises allows the studio to develop a rare understanding of how to design meaningful architecture using offsite technologies and industrialized construction.Through the principle of simplicity applied, Urba Architects evolves into a practice that bridges architectural clarity with buildability- translating complexity into elegant, future-ready solutions grounded in real execution.

2016

Converging Paths: MABUDO Joins URBA

In 2016, MABUDO becomes part of URBA Enterprises, bringing together parallel paths of development, design, and manufacturing into one integrated system.

URBA combines MABUDO’s deep prefabrication know-how with URBA Architects’ design philosophy and in-house general contracting, aligning architecture, production, and execution around a single vision: delivering homes and apartments that exceed expectations and remain future-ready.

This marks the beginning of an intensive learning-by-doing phase — shifting from standalone projects to larger-scale developments, where real-world experimentation, scalability, and continuous product improvement become central.URBA invests in upgrading production facilities, increasing productivity and quality while strengthening sales and market reach. As a result, adoption of MABUDO technology accelerates rapidly, expanding across Poland and into international markets, with delivered volume growing by over 250% within two years. This moment transforms separate capabilities into a cohesive industrial ecosystem, laying the foundation for URBA’s future-ready housing model.

2018

Prefabrication, Proven Across Architecture and Scale

In 2018, URBA reached a defining milestone in the evolution of its product and the application of industrialized construction in multi-family housing- proving that prefabrication can support both architectural ambition and large-scale delivery.That year, reinforced-concrete prefabrication was applied in two fundamentally different residential developments, intentionally selected to test the system across contrasting market segments.

The first was Kastel- a boutique, high-end multifamily project located next to Kraków’s Błonia, one of the city’s most prestigious urban settings, complete with underground parking. Here, URBA Architects’ philosophy of Simplicity Applied is visible throughout the design: calm proportions, precise detailing, and architectural concrete treated as a refined material — demonstrating that simplicity does not mean uniformity, and that concrete can serve as a contemporary equivalent of stone or marble.

The second project represented a different order of magnitude: Stage IV of Skowronia, URBA’s flagship, multi-phase residential development comprising hundreds of apartments. This phase introduced MABUDO prefabrication into a large, repeatable environment — five multi-family buildings with two large underground garages — enabling faster delivery and greater quality control while maintaining architectural consistency across the estate.

Just two years after MABUDO joined URBA, these projects demonstrated that URBA’s approach to prefabrication performs across architecture, scale, and market segments. Durability, energy efficiency, and strong technical performance were common to both — not as options, but as baseline standards built into the product.

2019

European Expansion: Germany & Sweden

In 2019, URBA expands its development activities into Germany and Sweden, establishing URBA Germany and URBA Nordic, alongside joint ventures with German investment partners.

Encouraged by MABUDO’s long-standing presence and proven performance across European markets, URBA enters these countries not only as a technology provider, but also as an active real estate developer, applying its industrialized construction model directly to investment projects.

The objective is to deliver residential developments through a more efficient delivery and cost model, enabled by MABUDO RAPID® technology and the full URBA Enterprises ecosystem- integrated design, manufacturing, and execution working as one.

In Germany, URBA focuses on mid-market and premium residential products, where industrialized concrete prefabrication ensures durability, strong energy performance, and predictable execution.

In Sweden, the focus shifts to bespoke luxury homes, which later give rise to URBA SKY- a brand defined by custom architecture, refined finishes, and concrete treated as a new architectural “marble,” combining bold aesthetics with exceptional energy efficiency. Within a short period, URBA’s European pipeline exceeds €80 million in projected sales and continues to grow, driven by rising investor interest in URBA’s product-driven approach.

This expansion confirms that URBA’s ecosystem scales across borders and adapts across segments- from premium residential developments to ultra-luxury bespoke homes.

2021

Founding UCUBER – Completing the Offsite Stack

The founding of UCUBER marks a deliberate expansion of URBA Enterprises into volumetric modular construction, following several years of focused R&D and strategic evaluation of offsite building technologies.

While MABUDO prefabrication delivers unmatched durability and long-term performance, it addresses primarily the building envelope. It does not fully solve one critical challenge: turnkey acceleration of entire buildings. UCUBER is established to close this gap.By developing a dedicated modular platform and assembling a team of highly experienced industry specialists, URBA gains exposure to all recognized offsite construction technologies — prefabrication, volumetric modular, and hybrid systems.

This enables: cross-learning between systems; - transfer of solutions from one technology to another; -hybrid buildings combining prefab and modular elements; -flexible, project-driven technology selection- never forcing a single solution.UCUBER becomes another critical building block in URBA’s ecosystem, ensuring that the right offsite technology is applied to the right project, accelerating delivery without compromising architectural intent or performance.This step significantly strengthens URBA’s capability to deliver future-ready buildings-  faster, smarter, and at scale.

2023

URBA Tech Founded: The Digital Backbone of the Ecosystem

In 2023, URBA Tech is established as a dedicated technology and software unit within URBA Enterprises. Its purpose is to develop IT tools that augment URBA’s products and services and to act as a catalyst for digital transformation across the entire ecosystem.URBA Tech’s mission is clear: empower URBA companies through technology- reducing time and risk, improving cost and operational efficiency, and increasing overall productivity. Digitization is never an end in itself. It is a means to build a chain of product features and competencies that are difficult to replicate, creating true competitive advantage- always in service of one goal: delivering homes and apartments that exceed expectations and are ready for the future.

The team focuses on engineering-grade digital products, BIM-based workflows, and end-to-end process automation, built around a holistic, enterprise-level architecture. URBA Tech’s niche lies in connecting fragmented design, manufacturing, and construction processes into one coherent system. URBA Tech brings together a rare combination of skills-  structural engineering expertise and advanced software development, with experience across European markets and deep understanding of U.S. requirements. This enables the creation of tools supporting the digital thread and digital twin across the entire building lifecycle. Key initiatives include design acceleration and standardization tools, home configurators, and digital platforms such as URHOME- allowing clients to design and customize homes with the efficiency and logic of the automotive industry, while enabling mass production in URBA factories. The result is the democratization of resilient, energy-efficient, and safe housing, making future-ready homes accessible at scale.

2022

Ostoja: Industrialized Housing at Neighborhood Scale

In 2022, URBA delivered Ostoja, its first fully amenitized residential neighborhood- a decisive proof point for industrialized construction executed at scale.

Located near Szczecin, Poland the development comprises 106 homes- detached, semi-detached, and terraced- designed by URBA Architects and manufactured using MABUDO ECO® prefabricated wall systems. The project introduced attainable, resilient housing as a standard, without compromising architectural quality or livability.Ostoja was realized with a full set of community amenities, including a central park, landscaped public spaces, and tennis courts, marking URBA’s transition from individual projects to complete, livable neighborhoods.

Approximately 200,000 sq ft of housing was delivered within a single year using only two on-site assembly teams, demonstrating the efficiency of URBA’s architecture-plus-manufacturing model and the labor-light nature of industrialized delivery.

Ostoja proved that resilient, energy-efficient homes can be delivered at volume, remain attainable, and be embedded within high-quality community environments — establishing a blueprint for future neighborhood-scale developments.

2023

Projects: Skowronia & Kastel I The Ecosystem Comes Together

By 2023, URBA Enterprises had evolved into a fully integrated ecosystem — developer, architect, general contractor, offsite manufacturer, and software engineers operating as one system to deliver future-ready homes and apartments.

Since 2011, URBA has expanded its capabilities with discipline and intent. When growth or short-term scale risked compromising product quality or operational clarity, we deliberately slowed down- refining products, improving processes, and strengthening collaboration across the group to keep the ecosystem lean, stable, and effective.

This approach meant URBA did not always pursue maximum short-term development volume. Even so, the underlying strength of the platform continued to grow.

Today, URBA’s development pipeline in Poland exceeds 230,000 m² of usable space (≈ 2.48 million sq ft), representing over USD 1 billion in projected value. Across other European markets, the active pipeline exceeds USD 100 million. Projects are developed with a small, long-term circle of strategic partners, without reliance on financial markets and with a conservative, disciplined leverage policy.

URBA will continue to expand its land bank and development capacity — but never at any cost. When improving the product, strengthening processes, or adding new competencies requires slowing down, we do so intentionally. The vision always comes before growth.At the same time, preparations for entry into the United States accelerate. Strategic analysis, product adaptation, and R&D are advancing in parallel, with the objective of launching URBA’s first U.S. factory within the next two years.

This moment marks a clear transition:from building the ecosystem — to scaling it responsibly across markets.

2024

Wola Village: Reaching the Next Level of Product, Scale, and Sustainable Living

In 2024, we are nearing completion of Phase 1 of Wola Village — our flagship development in Kraków and the pinnacle of URBA’s product evolution.

The masterplan spans ~600,000 sq ft (55,000 m²). Phase 1 (~84,000 sq ft / 7,800 m²) is now approaching handover.Wola Village embodies our vision for next-generation residential neighbourhoods- where industrialized prefabrication, architectural quality, sustainability, and scale converge into one coherent, repeatable product designed to help people live better.

Recognised by the Polish Green Building Council (PLGBC) as a Sustainable Single-Family Residential Development, the project stands out for its exceptional energy performance: Ep = 35 kWh/m²·year- twice as efficient as current regulations and approaching passive-house standards.

This performance is not a prototype- it is now the URBA Homes baseline. The remaining 500,000+ sq ft of the estate will deliver the same standard, proving that high-performance prefabricated housing can be executed at scale in the premium market segment.
