A Large-Scale Urban Community Designed for Modern City Living

Built through industrialized concrete construction for durability, efficiency, and long-term value  

URBA Enclave is a multi-phase, low-rise multifamily residential community in Wola Duchacka, Kraków, comprising approximately 500 apartments across 25 buildings. Designed as a complete, green, and pedestrian-first neighborhood, all parking is relocated underground, with the above-ground realm dedicated to shared open spaces. The project, known locally as the Skowornia development along Skowornia Street in Kraków, was delivered using URBA’s industrialized precast reinforced-concrete construction system.  

The final phase, now nearing completion, crowns the development with premium urban villas, making Skowronia a benchmark-scale example of fully industrialized precast concrete multifamily development in Europe.  

PROJECT OVERVIEW

A Multi-Phase Multifamily Community Built at Urban Scale

URBA Enclave is one of URBA’s first large-scale, low-rise multifamily neighborhoods delivered at this urban scale, building on extensive prior experience across Europe with multifamily residential buildings ranging from 20 to 150 apartments per project. This background enabled URBA Enclave to be conceived as a fully industrialized neighborhood from the outset, rather than a collection of individual buildings.  

The project is delivered entirely through industrialized precast concrete construction, designed around a factory-led process that minimizes on-site labor while maximizing manufacturing efficiency, precision, and repeatability.  

The community comprises 25 multifamily buildings of varying scale and intensity, offering a wide range of apartment types- from compact units starting at approximately 300 sq ft to larger homes reaching up to 2,500 sq ft of usable space. In total, the development represents approximately 400,000 sq ft of residential floor area, optimized for standardized production while allowing architectural and functional diversity across phases.  

Delivered through URBA’s fully integrated value chain, URBA Enclave demonstrates how prime urban locations, attainable architecture, industrialized processes, sustainability, and accelerated delivery can work together to create real, lasting value at scale.

Designed for Category 5 hurricane conditions, MABUDO ROBUST® reinforced-concrete wall systems resist extreme wind pressure and wind-borne debris. Structural stability comes from continuous load paths and the absence of lightweight failure points.Category 5 wind loads

As a non-combustible material, MABUDO ROBUST® concrete provides inherent fire resistance and retains structural capacity during fire exposure. Fire performance results from material behavior, without added fireproofing or protective layers.Does not fuel fire.

water-tight durability

By nature, dense MABUDO ROBUST® concrete resists wind-driven rain and moisture ingress. Long-term durability depends on material continuity and detailing, not surface membranes or applied barriers.No moisture absorption.

near passive-house energy performance

Through high insulation levels and airtight construction, MABUDO ROBUST® walls enable a building envelope withvery lowheat loss. Energy efficiency results from continuous insulation, thermal-mass effects, and elimination of thermal bridges.EUI ≈ 11kBtu/ft²·year.

quiet, acoustically stable interiors

High material mass and structural stiffness allow MABUDO ROBUST® walls to significantly limit airborne and impact noise transmission. This provides consistent sound insulation between units and from exterior sources. STC ≈ 52-55.
